On TOKİ and Emlak Konut projects, a contractor works with dozens of subcontractors at once. Each has its own contract, deduction rates, guarantee and payment period. When this information is scattered across spreadsheets and emails, every payment period turns into a checking marathon.
Where the problem starts
- Approvals are invisible: A payment travels by email from site to technical office to management, and no one knows whose desk it has been on for how long.
- Deductions are calculated by hand: Retention, advance recovery, shared costs and insurance contributions are recalculated every period.
- Deadlines slip: By the time an expired guarantee letter or a late subcontractor is noticed, it is too late.
Payments in one flow
- Contract rules are set once: Contract value, duration, deduction rates, shared costs and the delay penalty are written into the subcontractor contract.
- The payment is entered with its files: The subcontractor payment is uploaded with PDF and Excel attachments, ideally by the subcontractor through the portal.
- Sequential approval: Site chief, technical lead, technical office, project manager and management approve in turn. Each step is recorded with date and duration, and rejections return with a reason.
- Net payment plan: Deductions are taken from the approved amount and an instalment and maturity plan is produced; payouts move from planned to invoiced, in payment and paid.
- Transfer to accounting: Approved payments, invoices and payouts are sent to Mikro ERP, so account balances match on both sides.
Beyond the payment
Managed on its own, the payment shows only part of the picture. When concrete and rebar pours, purchasing, guarantees and project profitability are tracked in the same system, the gap between what the client pays and what subcontractors are paid becomes visible every period.
Nitrogen progress payment management builds this flow in one structure from tender to final acceptance, and with the subcontractor portal and management mobile summary, approvals do not wait.
